How I shoot
I take several exposures of every room and blend them by hand, so the room and the view outside the window are both clear in the same photo.
Rooms look as big as they feel in person, with straight walls and no fisheye bend. Buyers who come to the showing see the same home they saw online.
I remove small temporary things in editing, like a trash can or a cord. I don’t change the house itself. On request, I can put a blue sky into exterior photos taken on a gray day.

Getting the home ready
Ten minutes of prep changes the photos more than any editing. Before I arrive:
- Turn on every light and open the blinds
- Clear the kitchen counters and the bathroom sinks
- Put away family photos, mail and anything with a name on it
- Move cars out of the driveway
- Keep pets in one room or take them out

Questions about listing shoots
How long does the shoot take?
About an hour for a 2,000 sq ft home. Bigger homes take up to two hours.
Where do you shoot?
I’m based in Cedar Park and shoot in Leander, Liberty Hill, Round Rock, Georgetown, Pflugerville, and North and Northwest Austin. Farther than 20 miles from Cedar Park, travel is $50 per zone.
Can you shoot a home where people live?
Yes. The seller can stay home. It helps if the rooms are ready before I arrive, so I can move from room to room without waiting.
Do I need to be there?
No. If there’s a combination lockbox or the seller can let me in, you don’t have to come. For an electronic lockbox, someone with a key needs to open the door for me.
What if it rains?
I move the shoot to another day at no charge. If it’s only cloudy, we can shoot as planned.
When do I get the photos?
By 6 pm the next day. Same-evening delivery is +$60.
Do you shoot rentals?
Yes. Rental shoots are shorter and start at $125. Rental property photos →
How do I pay?
Card, Zelle or Venmo. I send the invoice with the photos, and it’s due within 7 days.
What if I don’t like the photos?
If you’re not happy with the photos from your first shoot with me, tell me within 48 hours. You don’t pay, and the photos aren’t used.
