Rental listing photos for leasing agents, property managers and owners. I shoot the home between tenants, 15 to 25 photos of every room and the outside, and you get them by 6 pm the next day, so the home doesn’t sit empty waiting for pictures.

One set of photos, every turnover

You can use the same photos the next time the home is for rent, as long as nothing has changed inside. No new shoot, no extra license fee. If you’ve repainted or redone the kitchen, I’ll reshoot only what changed.

Wherever the listing goes, the same photos go with it: MLS, Zillow, HotPads, Apartments.com or your own website.

What a rental shoot covers

  • The front of the home
  • Living room, kitchen and dining area
  • Every bedroom and bathroom
  • Laundry room and garage
  • Backyard and patio
  • Shared amenities, like a pool or a gym, if the community allows photos and someone can let me in

You don’t need to meet me

Most rentals I shoot are empty between tenants. Combination lockboxes work best: send me the code, and I’ll text you when I’m in and when I’m done. For an electronic lockbox, someone with access needs to open the door for me.

If a tenant still lives there, please give them notice the way your lease requires and let me know the time window. I don’t move tenants’ things or clean, so please have the home ready before I arrive.

Getting the home ready

The best time is after the cleaning and before move-in. Before I arrive:

  • Make sure the power and water are on
  • Replace dead light bulbs
  • Open the blinds
  • Take out the trash and put the cleaning supplies away

Questions about rental shoots

Do you shoot apartments, condos and townhomes?

Yes, single units of any kind. For a whole building or a community, text me for a quote.

How long does the shoot take?

About 45 minutes for a 2,000 sq ft home.

When do I get the photos?

By 6 pm the next day. Same-evening delivery is +$60.

Do you do floor plans, 3D tours or video?

Not yet. Right now I offer photos only.

Who can use the photos?

You, or your company, for marketing this rental, including future turnovers, as long as the home hasn’t changed. If the home gets a new owner or a new manager, they’ll need their own license. Just ask me.

The home is for sale, not for rent.

Then you need listing photos for homes for sale: more angles, more detail, and twilight or drone if you want them.

How do I pay?

Card, Zelle or Venmo. I send the invoice with the photos, and it’s due within 7 days.

What if I don’t like the photos?

If you’re not happy with the photos from your first shoot with me, tell me within 48 hours. You don’t pay, and the photos aren’t used.

Have a rental coming up?

Book online, or text me the address, the square footage and the lockbox details. I reply the same day.
